The service is available to customers purchasing across the Dubai Holding portfolio as well as to existing owners. It is designed to sit directly inside the property sales journey, so buyers receive in-person guidance on eligibility, documentation and application requirements at the same point where they select a property.
Applications are handled by an accredited visa service provider. Meraas and Nakheel act strictly as facilitators: they connect customers with residency specialists but do not determine eligibility or approve applications. All eligibility criteria, documentation requirements, government fees and approvals remain the responsibility of the relevant UAE authorities.
The facilitation service covers two main pathways. The first is the 10-year UAE Golden Visa, available to eligible real estate investors who own property or a group of properties valued at AED 2 million or more, subject to applicable conditions and authority approval. The second covers investor residency options available more broadly to property owners in Dubai. The UAE Golden Visa is renewable and, subject to approval, allows holders to sponsor family members.
